Signage
If we are going to get top dollar for your property, it needs to look good. This is why our signs are designed to catch the eye of those driving by, but still look professional. Your neighbors will appreciate our use of a professional sign. Read more about our professional signage

Our Policy on Showings
All properties are shown by our agents. We do NOT hand out keys. We are open SIX days a week. Saturday for "showings" only. This has proven to be a very productive service. All tenants are screened by a third party screening company. We check: Credit, Court Records if available, and Previous Rental History.

Tenant Screening
It is our job to finding the best qualified tenant for your property. This is accomplished through effective tenant screening. We verify current rental history, determine if there are any judgments, collections or evictions from a previous landlord, and verify current employment. We also pull a credit report and conduct a criminal background check on all applicants.

Owner Disbursements
Owner disbursements will be paid electronically between the 25th and the end of the month. This electronic banking service enhances both accuracy and timeliness of financial transactions, is of no additional cost to owners. You will receive a itemized report stating all revenue, deductions and expenditures incurred during that month. If repairs were done on any units during the month, you will also receive a copy of the actual invoice.
At the end of the year we will also provide to you an end of the year statement to use for your tax purposes.

Maintenance
At the completion of a repair or maintenance request we make an appointment to check the workmanship prior to payment. All Maintenance is completed by Professional, Licensed, Bonded Contractors. We do not allow tenants to perform maintenance. They may repair minor damage that they cause but no electrical, plumbing, or carpentry work will be allowed. All minor repairs by tenants will be highly scrutinized. We discourage owners from doing their own maintenance. The liability is extremely high and savings have proven to be negligible. Certain specialty services are not included in cost, such as pool maintenance, sprinkler maintenance etc. Additional charges may apply should property need repairs completed prior to tenant move-in or if significant damages done by tenants on move-out.

Move In /Out
A comprehensive "Move In" is completed at the beginning of each tenancy. This document is used to identify "damage" or "cleaning issues" at the end of the tenancy.

Make Ready
When a tenant gives "notice to vacate" or 30 day notice we schedule an interior inspection of the property to identify those things that you as the owner, will need to have taken care of prior to re-rent or your return. The owner is charged for this service.
We maintain a list of competent and reliable maintenance workers who can handle any maintenance requests from tenants. We make sure work was completed successfully and within a reasonable cost. Our established relationships with vendors allow us to maintain the property at reasonable prices. Maintenance is the true key to a successful relationship among tenants, owners and management.

Emergency and Overtime
Overtime rates will be charged for any required "EMERGENCY" work including emergency break-in board-ups or break-in repairs, plumbing and electrical and HVAC/mechanical technical or any other work that must be done outside of our normal business hours M-F 8:30a.m. to 5:30 p.m. and on weekends and holidays. Overtime rate is $105 per hour.

Collecting Rents
Rents are due on the first of the month and we provide short grace period until the 5th. If payments are not made we attempt to contact the tenant through phone calls, emails, letters and property visits. All rent can be paid online as well. If contact is not made with the tenant then the eviction process will begin immediately. It is our job to ensure the timely collection of rents and to facilitate the evicting of non-paying tenants.
